To achieve this, we are pleased to introduce the Superior Property Management’s HVAC Filter Program + Tenant Benefit Package, a comprehensive offering designed to provide you with protection and convenience.

The HVAC Filter Program + Tenant Benefit Package is designed to bundle several essential services together, enabling us to offer them at a significantly lower rate than if they were charged separately. We believe this approach benefits all our tenants and helps us maintain the high standards we strive to uphold. Therefore, we have made enrollment in the Tenant Benefit Package mandatory for all tenants, and there is no opt-out option. The cost of the package is $35 per month, which will be billed along with your monthly rent payment.

The HVAC Filter Program + Tenant Benefit Package includes the following features:

• Air Filter Delivery: Every 60 days, we will ship air filters directly to your door, ensuring lease compliance, clean air, and helping you reduce your utility bills by 5-15%. If your home has media filters, they will be shipped quarterly.

• Move-In Inventory Report App: As an incoming tenant, you will receive access to our online smartphone app that catalogs the condition of the home at move-in. This feature is designed to protect your security deposit by avoiding any deposit disputes after move-out.

• Annual Property Visits: Once a year, we will schedule a visit to your property to ensure lease compliance and address any deferred maintenance issues that you may not have already requested.

• Maintenance Portal: Our Maintenance Portal grants you 24/7 access to submit maintenance requests. This feature facilitates direct communication with our vendors, enabling faster response times and more thorough repairs.

• 24/7 Maintenance Hotline with Live Phone Support: In case of emergency maintenance concerns outside of regular business hours, you can reach a live person by calling our main phone line.

• Online Payments Benefit: Our online payment service offers you 24/7 access and free ACH or e-check payment options. You can also set up auto-draft payments for added convenience. Please note that convenience charges apply if you choose to pay with credit or debit cards.

• Optional Opt-in to Credit Reporting for All Rental Payments: Through our online payment system, you can benefit from positive credit reporting for all on-time rental payments, enhancing your credit history. (the third-party system may charge an additional fee) 

• Renters Insurance powered by MSI: Compling with your lease doesn't need to be complicated. We included a self-service solution through the Resident Center. You purchase a policy in minutes, and it will automatically be shared with us!

• Retail Cash Payments with PayNearMe: As an added benefit if you wish you can pay rent or dues in cash at thousands of convenient locations across the U.S.

• One-Time Returned Payment Fee Forgiveness: We understand that occasional errors may occur, so we are pleased to offer a one-time waiver of a returned ACH or Check payment fee, up to a $50 limit.

• One-Time Reduced Late Payment Charge: If you make a late payment but pay the same day the late fee is applied to your account, we will grant a one-time reduction of up to $40 on your late fee. Please note that this benefit can only be used once every 12 months, up to a $40 limit.
